PBx Pod Appointment Service

The City of Santa Ana, as part of the PBx streamlining, is pleased to offer concurrent “Pod” plan check services, which provides applicants an opportunity for in-person concurrent plan check reviews by multiple departments including Planning, Building, Fire, Public Works, and Economic Development. This consolidated review process allows these departments to meet with applicants and provide comments, feedback, and corrections without the need for taking in plans for a longer review.
What is Pod Eligible Criteria:
- Commercial tenant improvement projects
- No change of use or occupancy classification
- No exterior alterations
- Architect and business owner must be present
- Over 2,500 sq. ft. size space
- Project valuation between $30,000 to $100,000
- Must be non-historic
- Property is not subject to Code Enforcement activity
- Property is not subject to FEMA Flood Zone requirements
- Appointment time limited to 30 minutes
- Appointment does not include review of electrical, mechanical, or plumbing systems or plans
- No new tenant spaces are being created
When Are Pod Appointments Available:
Pod appointments are available on Tuesdays and Thursday mornings. Each appointment is limited to 30 minutes in duration.
In preparation of your Pod appointment, please arrive at City Hall 15 minutes prior to your appointment. This allows ample time for navigating any Civic Center roadwork, detours, parking, and for checking in at the Information Desk prior to your appointment. Late appointments may not be able to be accommodated.
Applicants shall provide two complete sets of plans and ensure that all required permit applications are fully completed. In addition, applicants should be prepared to make any necessary plan check fee payments at the time of the appointment.

What Happens After I Request an Appointment?
After it is submitted, your request will be reviewed by City staff to ensure it meets the criteria for a Pod review. A staff member will follow up with you within three (3) business days to ask any additional questions or to offer available appointment times.
