
The Santa Ana City Council on June 17 approved important changes to the City’s zoning that will limit industrial business operations in the area surrounding the Santa Ana Regional Transportation Center, known as the Transit Zoning Code, in order to protect nearby homes from pollution and improve public health.
The Transit Zoning Code, or SD-84 zoning district, is located in Santa Ana’s central urban core and comprises over 100 blocks and 450 acres. The area includes the Civic Center, Downtown, and the Logan and Lacy neighborhoods, which are among the city’s most historic in age and as established residential communities. The Transit Zoning Code is generally bounded by First Street, Flower Street, Civic Center Drive, Grand Avenue and the Santa Ana (I-5) Freeway.
Prior to the implementation of the Transit Zoning Code, the area consisted of a wide range of civic, commercial, industrial and residential land uses regulated by varying zoning districts. In June 2010, the City Council established the Transit Zoning Code to establish a transit-supportive, pedestrian-oriented development framework for the area. However, new and continued industrial uses were still allowed at many properties.
The approved amendments prohibit the establishment of new or intensified industrial uses and implements site development and operating standards for existing industrial structures.
