Project Description:

The applicant proposes to construct a new commercial/residential mixed-use development consisting of 12,350 square feet of commercial space and 218 residential units (of which 5 percent of the units are proposed for very-low income households), with 332 onsite parking spaces, on two parcels at 114 E. Fifth Street (Parcel 1) and 117 & 119 E. Fifth Street (Parcel 2). Parcel 1 will contain up to 196 units, and Parcel 2 will contain 24 units. As part of the project, the applicant will preserve approximately 50 feet of historical facades (Fifth and Main streets) of the existing Orange County Title Company building at 114 E. Fifth Street, and will incorporate the facades into the new mixed-use building. Approval/adoption of an EIR addendum, Site Plan Review, and Density Bonus Agreement are required.
