The applicant, Caribou Industries, is proposing an adaptive reuse project to convert an existing 10-story office building to residential-commercial mixed-use, with live-work and commercial space on the ground floor and residential units on the upper floors. The project will include a gym, common areas for residents, and a dog park. A total of 25 live-work units and 123 apartments are being proposed.
The project is located within the Adaptive Reuse Incentive Area and is an Eligible Building, as defined in the Adaptive Reuse Ordinance. The property is located within the Midtown Specific Plan (SP-3) area and has a General Commercial (GC) land use designation.
A minor exception to reduce the amount of off-street parking provided on the site and a Certificate of Appropriateness from the Historic Resources Commission to alter the façade of a historic building have been approved.
The Building was added as a Landmark on the Santa Ana Register of Historical Properties on September 14, 2017. The minor exception for a parking reduction was approved on August 13, 2018. The Certificate of Appropriateness was approved by the Historic Resources Commission on December 17, 2018, for an exterior modification (installation of seismic dampers).
